The scope
Five areas of property management
01 Financial administration & accounting
A property’s financial administration should be accurate, current and clear to its owner. Depending on the agreed mandate, the service can cover bookkeeping, payment records, tenant administration, annual settlements and owner reporting.

02 Standalone property accounting
Owners who manage their property themselves can appoint us for accounting alone. Depending on the agreed scope, the service can include bookkeeping, owner reporting and the relevant tax returns. Reporting and documents are provided in Czech and, by agreement, another language.
03 Technical management
Technical management covers the building’s condition, documentation and essential services. Regular inspections identify what is required; we then coordinate maintenance, contractors and larger projects within the agreed mandate.

04 Tenancies, contracts & property matters
A management mandate may also involve contracts, ownership records, arrears or a change of tenant or owner. These matters can be included in the agreed scope or handled through a separate mandate where appropriate.

05 Owner representation & additional services
Some properties and ownership structures require work beyond day-to-day administration. Additional services are agreed separately according to the property, its ownership structure and the authority given by the owner.

Questions about property management
What types of property do you manage?
We manage residential, mixed-use and commercial property in Prague. The scope is adapted to the property, its ownership structure and the services the owner requires.
Which decisions do you make on the owner’s behalf?
Day-to-day responsibilities are handled within the authority agreed in the mandate. Decisions outside that authority are brought to the owner with the relevant information and our recommendation before action is taken.
How are fees agreed?
Fees depend on the property and the agreed scope of work. The fee basis is set out in writing before the mandate begins.
Who will I contact about my property?
A designated consultant coordinates the mandate and remains the owner’s main point of contact. Other specialists contribute where needed, while the designated consultant retains oversight.
How does a change of property manager work?
We first review the existing management agreement, available documentation and current obligations. We then agree the timing and responsibilities for the handover and, once authorised, coordinate the transfer with the outgoing manager.
What happens in an emergency outside office hours?
Owners and tenants in properties we manage have access to an emergency number outside office hours. We assess the situation and coordinate the appropriate response.
Can you support owners who live abroad?
Yes. We communicate in Czech, English and German, and agree how reporting, approvals and documents will be handled while the owner is abroad.
