In 1992 Dr. Bernhard Steiner opened the Prague office, which specializes in the management of residential and commercial property and office centers in the city of Prague.

The purpose of our company is to shoulder all the functions, which real estate management entails. We see ourselves as a service provider, and we face the various challenges, with which we are confronted by our customers and the constant changes in society with commitment, creativity and goal-orientation.

FINANCIAL AND ADMINISTRATIVE PROPERTY MANAGEMENT

  • Keeping records of income and expenses of the managed property<
  • Accounting for property owners
  • Preparation of further information and documents as required by the owner
  • Preparation of tax returns for the property
  • Issue receipts and invoices
  • Keeping records on individual rental contracts/tenants, archiving
  • Evidence of payments by the respective owners of units or tenants, dunning defaulters
  • Monitoring and implementation of adjustments to the rent and advance payment for operating costs according to the current legal rules for rent and contractual arrangements

TECHNICAL PROPERTY MANAGAMENT

  • Regular inspections of real estate
  • Ensuring the maintenance and repair of property
  • Enter into contracts with various service providers (heat and hot water, electricity, water, gas, ...)
  • Reading the meters for billing purposes
  • Initiation of all-day of emergency services
  • Property cleaning and maintenance of the green area
  • Maintenance documents and keeping records relating to the managed property
  • Ensure regular inspections by the relevant implementing regulations
  • Negotiation and conclusion of insurance contracts and representation of owners in insurance matters and in the settlement of claims
  • Initiation of reconstructions (project documentatio, selection of suppliers, communication with authorities, inspection and acceptance of work)

We offer to our clients to do the bookkeeping for their real estate or their company. This can save you a lot of time, and we advise you with our know-how and our proficient experience.

We conduct the accounting in accordance with the current laws. We prepare the relevant tax returns for you. You receive a copy in the Czech language, and on request also one in your native language.

HISTORY

OF THE COMPANY DR. BERNHARD STEINER - SPRÁVA NEMOVITOSTÍ SPOL. S R. O.

In 1920 Karl Steiner founded his house management firm in Graz, Austria.

In 1931, the son of the founder — Kurt Steiner, took over the promising enterprise.

In 1978 the grandson and current owner, Dr. Bernhard Steiner, became the director of the company. Under his leadership, it became one of Austria’s largest and most respectable company of its kind.

In 1991 Dr. Bernhard Steiner earned at the University of Vienna the title "Academically certified real estate consultant."

In 1992, Dr. Bernhard Steiner started a subsidiary in Prague. Consequently, having permanently relocated to Prague, he sold the management business in Austria and devoted his time fully to his Prague business.

In 2008, Dr. Bernhard Steiner’s son – Mag. (FH) David T. Steiner – joined Dr. Bernhard Steiner – Správa nemovitostí spol. s r.o. Mr. David Steiner had obtained a degree in the field of Facility Management and gained experience during his student years in the Austrian management firm.

In 2010, its current owner, Mag. (FH) David T. Steiner, took over the management of Dr. Bernhard Steiner – Správa nemovitostí spol. s r.o.

Today — after more than 20 years of activity on the Czech market — Dr. Bernhard Steiner – správa nemovitostí spol. s r.o., manages residential and commercial property and office centers in the city of Prague for a wide-ranging group of customers.
